LIGHTING YOUR HOUSE ASTUTELY







In modern living, lighting of house we live in  plays an important role. Contemporary Lighting Technology can create right ambiance for a happy and healthy living.  An intelligentexploitation of lighting can enhance the look of interior spaces resulting ineconomy in consumption of energy, better feeling for the occupants and less effort in carrying out day to day activities. It is worth the effort because it forms a significant percentage in the cost of construction.



Harnessing of fire and with that acquiring ability to create artificial light at will was an important step in the progress of civilization. Sun the giver of light and warmth has been worshiped as God from the dawn of civilization.  The value of light as an instrument to increase the day light hours and extend the work hours encouraged efforts at finding out ways and means of producing better and better and reliable producer of light. Starting with torches made of pieces of wood/straw etc., the source of light  moved on to candles, oil and gas lamps, incandescent lamps, Halogen and xenon bulbs.  Still the light produced was unlike sunlight. Pursuit to approximate sun light brought the invention of Fluorescent lamps. It was a quantum leap.  But the cost of production of electricity, the source of light, was steadily going up.   This encouraged finding ways of producing more light at less consumption of energy. Compact Fluorescent Lamps appeared towards the last quarter of 20th century. Light Emitting Diode lamps are the latest still in the process of perfection and cost cutting to affordable prices.

But light is much more than an illumination.  It can accentuate space in many ways viz., decorate, emphasize, subdue etc. Light can shape your mood. It can soothe the mind, lift your spirit and help you to focus on your thought.  It has therapeutic properties. It can invigorate your body.  Lighting in your house could be bland, pattern less and uninspiring if looked at purely from the point of utility.  With a little thought and understanding  it could be much more than that and you can exploit as many of its  dimensions as possible.  You will certainly benefit by having expert advice on it.  But you can profit by understanding basics of lighting.  Experts identify six ways of use viz, Task, Accent, Ambient, Decorative, Informative and General. 

Task lighting

Task lighting is that which makes a task easier to perform, strain free and pleasant - example, a light that makes reading or preparation ingredient in a kitchen platform. Properly designed task lighting makes task performance easier by focusing, elimination of shadow, giving right type of cool temperature and rendering.

Accent lighting

Accent lighting enhances various details of a space or an object to reveal its texture, color, form or and pattern;  example, a fireplace or an art piece in Museumgallery.

Ambient lighting

Ambient lighting is the type that illuminates a space. For example, a room from several sources and sets a minimum level of lighting which is comforting to the beholder. Ambient lighting is done mostly by reflecting off the surfaces and rarely by direct incidence.  Ambient lighting does not focus on anything in particular.  It helps a person who is working in task light focused area to look into surrounding darker space immediately.  If surrounding is not lighted at all eye finds it difficult to adjust suddenly.  This causes strain.

Decorative lighting

Decorative lighting is a type which does not have any obligation to anything else but itself. The object emits light that showoff like a lighted chandelier. All the effort is to make it self center of attraction.

Informative lighting

Informative lighting lights area which supplies some information to the viewer which helps him to become aware of certain things he should know.  Mostcommon example is an Exit sign in a cinema hall. One can quote many examples such as lighted sign indicating the position of an escalator and highlights how to use it properly or stop it in the face of a danger.

General lighting

General lighting is the type which is provided with no particular purpose in mind but just to dispel darkness viz., a bulb hanging centrally from a pendant in a room as was the routine in our houses fifty years ago.

Colour, texture and patterns of walls

Next thing one shall have  to know is about the colour, texture and patterns on the wall, ceiling and floor space of the room which is to be lighted.  These too influence the nature of the light provided. For example, if the purpose of space is to indicate warmth and if the walls are already painted in some shade of red then the lighting required will have to match with the colour of the wall.

Color Temperature Index

There are other factors also which are peculiar to some situations like in a shop which sells saris the requirement is how the cloth will look in natural day light. So if you know Color Temperature Index (CTI) of bulb that would be an added advantage.  CTI is given in some other countries on the packing.  But in India we only give wattage and supply voltage. Direct midday sunlight is 5500 K (Kelvin) where as a candle is 2000K and incandescent light of 40 watts may be 2500 K.

Armed with the above knowledge it would be better if an expert in lighting is called now and lighting of the house is worked out and cost estimated. An intelligent use of the combination of lights, painting of walls, ceilings and floors and choice of matching furniture upholstery and furnishing lends a gratifying atmosphere.

Accessories

Accessories, i.e. switches, plugs and boards which contain them also have a role  to play.  These days they are available in many designs and materials.  Important consideration should be on their location, durability and safety. Modular switches lend flexibility. Self locking switches give safety. If one selects these accessories made by a well known brand replacement will be easier.

Ornamental luminaries used must be attractive, strong and functional.  Do not go in for cheap ones. The polish should last long.  They should resist accumulation of dust and grit. They should not become receptacles for dead insects.  They should be open at bottom. In tropics this is an important consideration. The out door fittings should be water proof, so also junction boxes and switches.  Domes with many screws are difficult to dismantle. High hanging lights are difficult to maintain. 

Easy maintenance and replacement is an important consideration.  Once I asked a friend of mine who runs a retail shop what made him replace all the bulbs in the shop with CFL. "Was energy consumption the consideration?" I asked.  He told me that was not the main consideration but difficulty in getting an electrician in time for repair, replacement of choke and refixing of tube mounting made him choose CFL. He opined that he had to have more light points as CFL light was not as bright as that florescent tube gave out.  He found CFL easy to fix in the holder; an ordinary bulb could also act as a stop gap.

Home lighting

Let us start with Living room. Assuming that it is the largest space in the house, it must have Ambient lighting in addition to any other type.  Scones which reflect off the walls should go hand in hand with decorative and other types of lighting.  TV should not be watched switching off lights and making the surrounding dark. Eyes have to adjust each time the eye moves from TV to dark area and back.  Also lights should not placed in positions which cast reflections on the TV screen. Same applies to study room where study table may have a task lamp.  The light should come at an angle over the shoulder and it should not induce glare.

In the dining room or dining area a light which is an approximation to day light should be preferred so that natural colors of the dishes are seen.  It could be as pendent light with adjustable height if you prefer. 

Pendent lights are not suitable for Bedrooms. Lighting and fan switches should all be accessible from bed.  If it is double bed then from both sides.  The task light i.e. reading light should not disturb other person. One Light over the dressing table will generate shadows on the person. There should be soft light from both sides of the mirror. 

In the children's room switches and plugs should be self locking. It is better if plugs are at heights which are not accessible to small children. Also switch of a general lighting point should be outside near the door so that a child can switch on and enter the room rather than enter in dark. Night lamps should not hit the eye straight. 

Stairs should have two way switches and light should not throw shadow.   Landing and winders shall be well lighted. 

Special lighting arrangement is required for bath rooms as they accommodate many tasks now a days. Many a times they are long and narrow and some times their floor levels are at different levels.   At least one switch for area lighting should be outside the room near the entrance. The bath tub or Jacuzzi should be well lighted and switch should be available from sitting position. 

Kitchen lighting also requires careful consideration.  There are many work spots and storage areas. The cooking and the preparation areas require task lighting. The main cabinets which store essential cutlery, food articles should have light near inner edge which lights up when door is opened.  It is also a good practice to have at least one light point in each room on emergency light

Out door lighting has to balance light and darkness and may have one or several of the purposes given below, viz.

-           Safety and security
-           Emergency
-           Informative - Lighting pathways, steps, and such other features
-           General and spot lighting

Out door lighting is best when it is subdued and merges with the nature and landscaping.  The fittings and cables should be weather proof.  It is wise to have switches of out side security lights inside the house preferably at the entrance so that a few lights can be switched on from inside.  Control switches to security lights in multipurpose hall and master bed room will help assess danger from intrusion.  The lights in the lawns should not attract insects.  Otherwise they will create nuisance for any outdoor gathering.

With the progress in electronics many intelligent solutions/ variations have come up like dimming or brightening a space at will, automatic switching off when not in use.

Shades also make their contribution to the lighting statement. They are now available made of variety of material, shape and colour. Paper, bamboo, ceramic, plastic, brass, stainless steel etc.  
 


Lighting component in the cost of construction of an ordinary middle class house in the early twentieth century was less than 3 percent of cost of construction. Now it is anything between 8 to 10 %.  Number of light points, plug points, fan points etc. have gone up phenomenally.

BAD ROADS IN BANGALORE




There are two types of roads in urban areas; Radial pattern and Gridiron pattern. Urban areas along the coast have Gridiron pattern and those in the interior part of the country have Radial pattern.  Bengaluru has radial pattern of roads with the highways entering the city radially. With concentration of roads, in the central area, potential for commercial uses is created.  Traffic congestion, concentration of commercial activities, and densely populated areas are the effects of the radial pattern of roads.. 

Inner ring road, intermediate ring road, outer ring road and peripheral ring roads are provided to divert the traffic from the central area. Bengaluru has radial pattern of roads with all these patterns mentioned due to concentration of traffic at the centre.

In the Master Planof the city, proposals for improvement of roads network is proposed for comfortable traffic movement and better connectivity to different parts of the city. Bangalore Development Authority (BDA) develops roads according to the Master Plan proposals in the extension schemes developed. Bruhat Bangalore Mahanagar Palike (BBMP) enforces building lines required for widening of the roads. 

Whenever applications are received for sanction of  buildings,  buildings are permitted beyond the building line and surrender  of the depth of site covered by building margin free of cost. With this type of enforcement, the roads get widened ultimately. But this takes too many years to achieve a complete widened road.

Transfer of Development Rights (TDR) was introduced with incentives to avoid heavy expenditure for acquisition of portions of properties required for widening of roads.

The roads are to be maintained well for the convenience of road users. The surface of the roads should be good and formation of pot holes is to be avoided. Road cuttings are to be filled up. Rain water should not be allowed to flood the roads. Pot holes are formed when rain water stagnates in portions of roads without proper slopes, not allowed to reach the road side drains, blocking of drains with debris and garbage, blocking of shoulder drains from road pavement to the drains, etc. 

Bad design of roads not sloping towards the natural valleys, bad design of storm water drain network, etc affect the flow of rain water and  pot holes are formed.The above defects are to be rectified by BBMP. The smaller drains are required at the higher altitudes and bigger drains at the lower altitudes to allow flow of rain water to the natural valleys.

Though the present groups of officials are not involved in the earlier defective road designs, and storm water designs, at least they should maintain the roads well without pot holes and road cuttings. This is not being done. Everywhere pot holes exist, many of them are very deep. The area engineers and the ward corporators are not bothered to get it filled up.


The vehicle movements are affected to slow down at the pot holes, accidents occur when the vehicles in front suddenly move to a side to avoid pot holes; lower parts of the vehicles are damaged, etc. 

In spite of collection of road cutting charges, road cuts are not filled up. Is it a big technical task for filling up pot holes? If at all they fill up the pot holes, will they maintain quality of work to see that the pot holes do not appear again in a few days? Large amounts of funds are wasted for sub-standard quality of work without providing relief, passing bills for more number of pot holes than that existed using  only quarry dust to fill up pot holes, that too not up to the surrounding road surface but covering part of the depth of pot holes, etc. The citizens grievances are well covered by media. 

The result is helpless attitudes of corporators and officials indicating lack of funds. Proper urban governance with sincere engineers is to be organized to see that at least one of the serious problems namely; avoiding pot holes is solved and people have relief for vehicle movement.

You could get light, cotton bedding after removing the heavy blankets and quilts.  Your table cloth and napkins could be round an Indian theme or other theme.For a feel of the garden choose floral chintz along with floral prints for cushion covers in contrast to the sofa or natural shades of the couch.

You could select the soothing white color as the shade for the season. In the bedroom and dining area white linen with some blue or yellow prints would be suitable.  Through color you can bring about a transformation in your home. 

The color of the linen, walls and accessories will make the rooms fresh. In color families such as blues, oranges, yellows and reds you can vary the shades. When you pick a theme for the particular part of the house you can also decide its color.  A theme of flowers, fruits or nautical will look snappy and will bring in a focus.

If you place candles in colored glass or upon a flat platter of porcelain with a few colored pebbles scattered around it will surely brighten the home. Fruit such as green apples, pears and oranges kept in a glass bowl look delectable as a center-piece.Sweet limes or plain lemons will do just as well.When there is a sale of home accessories in the market it would be a good idea to check it out.

Accessories are good for effecting quick changes in the living space.Fresh flowers such as stems of orchids or carnations in pink, red or peach colors will refresh the ambience.Long-stemmed flowers can be kept in tall vases on the center table.  An indoor plant or some fragrant pot pouri in a bowl will give a feel of summer to the bathrooms too.Another idea is to frame a set of botanical prints and hang it.

 TRAFFIC AND TRANSPORTATION IN BANGALORE CITY

Bangalore is a Radial Pattern city with major roads leading to the centre, which results in concentration of non-residential activities and traffic in the central area. The non-residential activities generate traffic and congestion takes place. As the city grows in to a large city traffic problem in the central area becomes un-manageable. 

Traffic problems:

(a) Accidents:
The number of two wheeler accidents in our State is said to be the highest in the country. The reason for this is congestion in the central area, inadequate width of roads compared to traffic volume, many truck entering into the city, too many rash driven auto-rickshaws and maxi-cabs etc. The encroachments by shop keepers in the commercial areas force the pedestrians to walk on the road pavements and involve in accidents.

(b) Vehicular Pollution:
Bangalore is one of the most polluted cities in India. The serious vehicle pollution is due to very large number of vehicles, acute traffic congestion due to inadequate road widths, use of adulterated fuel, bad maintenance of vehicles, etc.

(c) Parking problem:
There is acute parking problem in the City central area between KG Road and City market, as the commercial activities generate lot of parking demand, but it is not possible to park the vehicles due to congested narrow roads. Gandhinagar area with number of commercial activities and hub of tourist activities also has serious parking problems. Very serious parking problems are observed in the whole sale market area at Kalasipalyam located in the most congested central area of the city.
Fashionable shopping areas like Commercial street and Brigade road – MG road area also have parking problems. Popular and most reputed schools/colleges also create parking problems attracting large number of vehicles.

One-way system:

One way system introduced on several roads requires review and change for some roads, as there may be inconveniences on some roads due to congestion while other roads may be wide enough to take traffic.
In line with this, during yester years, a committee under the Chairmanship of former Chief Secretary to Government Mr. J.C.Lynn was constituted which suggested traffic engineering proposals, grade separations, pedestrian sub-ways, improvement of bus depots and workshops etc. 

Pedestrian subways:

There are pedestrian subways at City Market, City Railway station and Shivajinagar Bus station. The City Market subway built long back is not useful as people seldom use it. The sub way is dark, dirty and even more risky. Even the Shivajinagar Subway is also not being used, as it is narrow, not attractive and not maintained properly. Besides these two, the pedestrian over bridge built on KG Road by a private entrepreneur long back is also not useful as it is very high and difficult to climb.
In fact, Pedestrian subways are required on all busy roads / intersections. Subways are required on MG Road and Residency Road near Opera theatre. Wherever fast traffic is more in one-way roads, subways are required and may be proposed. Private investments may be invited by offering advertisement rights for an agreeable period.

Widening of important roads:

During the past, several important roads were widened by improving traffic movements. In a similar manner, widening of several other roads are also need to be done, strictly as per the rules and regulations and in the interest of the city, without succumbing to the pressure from any corner. Further, widening of important roads should be taken up to improve traffic movement. For easy acquisition additional FAR in the remaining portion of the sites, Floating FAR etc., may be tried as it would be found successful.

After ‘Neem’ and ‘Turmeric’, now it is the turn of ‘Vaastu’ which is a registered trademark held by the Germany.

According to WTO authority, you cannot use the word ‘Vaastu’ in any of the commercial ventures, once it is registered.

One German Vaastu Scholar, Marcus Schmieke, who started an institute named “Vaastu Academy”  in Hirschgrund, was taken to Court where he apologized for using this word and changed the word ‘Vaastu’ to ‘Vasati’ to teach Vaastu shastra to German students. 

“Vasati” means Vishnu (Va) and Lakshmi (Sati).  He has linked Vaastu with 10 Indian incarnations of Lord Vishnu. For instance, Lord Rama who was Suryavanshi, has been linked with northwest, relating with Moon. 

Lord Buddha’s direction is north and Lord Varaha for southwest. Parasurama stands for southeast, Kurma avatara represents west. Lord Kalki represents the center “Brahmasthana” and Lord Varuna represents northeast and Lord Narasimha is associated with South. 

The statues of these avataras represent qualities of different directions. 
Mr. Marcus has constructed a small temple in Germany having all 10 statues of Indian Gods for the purpose of teaching Vaastu to around 3000 students in UK, Crotia and Hungary. 

Mr. Marcus who is carrying on whole-time research on Vaastu, found in a two-year study that majority of women suffering from breast cancer had their bedrooms in southeast and toilets in the northeast. He is constructing 140 flats in Hannover in Germany according to Vaastu principles. Indian Vaastu expert Ashwine Bansal has also studied 13 cases of cancer in which the patients had their toilets in the northeast. 

Mr. Marcus in collaboration with Mr. Bansal has written a research book on Vaastu origin of Feng shui giving new dimensions and principles to the Chinese version of Vaastu. Apart from German, this book is being  published in 10 major languages  in the world.

Both Mr. Marcus and Mr. Bansal have developed software on Vedic astrology linked with Vaastu Shastra for sale in international market. This software would give a calendar for an individual for the whole year to grade the 365 days in four categories like excellent, best, better and good days. It would also give analysis of an individual’s personality. 

Mr. Bansal, after studying Indian Parliament House along with other seven Parliament Buildings in other countries, has conducted research jointly with Mr. Marcus on German Parliament building.

Transfer of immovable properties, particularly through transfer of shares, is very common in Mumbai, Gujarat and West Bengal but not so popular in Karnataka.
The Transfer of Property Act, 1882 defines the transfer of property as “An act by which living persons convey the property in present or in future to one or more other living persons or to himself and to transfer the property is to perform such act” (Sec 5).
The act further describes the word “living persons” to include company, association, body of Individuals, whether they are incorporated or not.
The recognized mode of transfers are sale mortgage lease, exchange and gift. In case of mortgage and lease, the owner of the immovable property retains his ownership rights but transfers some interest, and in certain cases possessory  rights.
Sale, exchange and gifts are transfer of absolute rights in the immovable property by the owner to the other. In sale and exchange, the transfer is for consideration in cash or kind. In gift, the property is transferred to others out of love and affection and no other consideration is accepted and the transfer is absolute without any conditions attached. Section 10 of the Transfer of Property Act mandates that no absolute restrictions can be imposed on transfer of property and only some temporary restrictions may be part of the transfer.
Registration of sale and exchange deeds, if the value of property transferred is rupees one hundred or more is a must. In case of transfer of immovable property is by gift, the document evidencing the gift should be registered irrespective of the value of the gifted property. Section 17 of Indian Registration Act deals with the documents whose registration is compulsory. It includes deed of gift, non testamentary document (other than will) which create declare, assign, limit, extinguish any right, title, interest on immovable property, the value of which is Rs.100 or more.
The Stamps Acts of various states prescribe the stamp duty payable on such documents of transfer. Thus, any transfer of immovable property shall be absolute without permanent restrictions, with power to alienate and shall be by registration of the deed of transfer on which prescribed stamp duty has to be paid. The prescription that the registration is compulsory when the value of the immovable property is Rs. One Hundred or more is only of academic interest, as no immovable property will be less than worth Rs.100. But, we are dealing in this article, with an altogether different type of transfer of immovable property adopted by some housing co-operative societies where the transfer is neither absolute nor the deed of transfer is registered.
