The going is likely to only get tougher for cash-starved real estate majors, with their current outstanding debt crossing Rs. 1,20,000/- crore against Rs. 88,000/- crore last fiscal year; an increase of 36%. Banks have decided  to go slow on lending to the realty sector.
A senior executive with a real estate firm told that it is a cause for concern for real estate majors with banks shying away from lending to the sector, especially in the wake of the new land acquisition bill.
This has also led to a delay in the completion of housing projects in several parts of India. The alleged involvement of real estate companies such as Unitech and DB Realty in the 2 G spectrum scam has also aggravated problem.
With banks deciding to go slow in financing real estate majors, the latter are resorting to private equity investors for money to pay the burgeoning debt portfolios.
Chairman of a public sector bank said that Banks are very cautions while lending to real estate majors. They are not very keen on this sector especially now that the level of bad assets has shown a significant rise. The level could see a further rise due to non repayment from this sector. The Reserve Bank of India has also shown its discomfort with banks opening their purses to real estate majors.
The central bank has been revising regulatory guidelines relating to lending to the real estate sector from time-to-time to ensure that there is no fraud or default in the sector.

Generally before starting any work, the progress of cleaning occupies the priority. Similarly, before starting construction, the construction site should be thoroughly cleaned and prepared for construction, and this process is called purging of the site from evil effects.
This purging of site requires a well experienced mason, who is as important as an Engineer.  An inexperienced mason with his inefficiency may spoil the fortunes of the residents of the proposed house.  Many masons have correct understanding of vastu, inherited by him from their earlier generations.
The masons should possess accurate tools to mark the directions and to measure the site.  Their important tools, setsquare to fix, correct corners, intermediate directions, and plumb line to ensure perpendicular accuracy of the walls, should be used with diligence.  The same tools should be used until the construction is completed, as otherwise, there may be differences in areas of the rooms and places in between the parallel walls.
Marking directions:
First of all, the mason should identify the eight directions correctly, which is followed by cleaning and preparation of construction plot.  The directions, South, West, and Southwest must be elevated than East, North and Northeast.  Any pits, shallow places, wells in weak or unfavorable positions should be filled up.  The surface of the site should be leveled with raise in the directions of the South, West and Southwest.  Avoid sites with anthills.  Leveling and reforming, raising in the site must be done before starting construction, but not after, to avoid evil effects of Vastu.
 A well or bore well must be sunk in the Northeast, East or North after the foundation is laid and preferably only its water must be used for construction. At least, a sump must be laid in any of these directions.  Do not store, the construction materials like bricks, tiles, wood, steel, stones, lime in north, east or northeast, but for these purposes use South, West or Southwest directions.
Starting of work:
Ensure that the excavation starts from Northeast and proceeds towards Northwest.  Repeat the same process from Northeast to Southeast and from Northwest to Southwest.  This process should end by excavating the Southern side from Southeast to Southwest.  The work of foundation must start from Southwest to Southeast, Southwest to Northwest; Southeast to Northeast.  Similar process is required for wall constructions.  Importantly, at the end of any day, the walls at Southern and Western sides should be higher than the walls at North and Eastern sides.
Pillars:
Pillars should be square or cylindrical in shape but pillars at southeast must be invariably square in shape.  Main entrance should not face the edge of any wall, pillar, or compound wall. Likewise there should not be any tree, well, sump, pit in front of the main door.
The Northeast corner of the outer walls, compound wall should never be rounded off, where as it is permitted to other corners.  Do not have arches of semicircular shape on gates located on  Eastern and Northern sides, but such semicircular arches are permitted on gates located in south and west.
Height of the ceiling:
The temperature in the locality determines the height of walls; prefer high ceiling if the temperature is high and low ceiling if temperature is low.
Flooring:
The flooring of the house should be laid so as to facilitate the flow of water from South West to Northeast.  The level of doors should gradually go on reducing from South to North and West to East.  The floor level of the rooms in Southwest should always be higher when compared to other rooms in the house and it should be lowest at Northeast.  The flooring should be strong and firm avoiding any shallow sound.
Renovation:
In case, if you are demolishing any old house, start it from Northeast and store reusable items in Southern or Western parts of the site, since the work if starting from South or West brings ill health to senior male and female member of the house.
For all these important factors, an experienced mason is required since he only know most of these basic principles and as such the mason plays an important role in any building construction, which he begins with performing the cleaning of the site to avoid evil effects.

The Colours are used in decoration at the entrance, pooja enclosure and main living room. They were dictated by culture, tradition and availability of the natural colouring materials in the area. Only the very rich thought of varying the colours in their bungalows.

Colour has an influence on our visual perception, also on our moods. While making colour selection, it is necessary to consider all the surfaces of the room as a whole, that is one should consider, colour of the floor or carpet, walls, curtains and furniture. They together act on the sensory perception of the individual. The colours can be used to express person’s individuality and to certain extent to influence the mood of a person.


According to new research findings, colours have profound effect on our physiological and psychological selves. A study has established that even a blind person can sense colours and react accordingly. Dermo-optic vision or bio-introscopy as this vision is known, helps people recognize colours and shapes.

It is wise not to go in for expensive colour scheme. According to our culture, it is desirable to get painting done once in 3 to 4 years. Colours give a fresh look and besides it removes dust settled on walls, remove spider webs, lizards and small household vermin. Cement based paint for the exterior and distempers for the interior should be a wise selection.

According to scientific research, how the colours work on the human system is described as under:

Blue has the effect of soothing nerves, lowering blood pressure and palpitation. Blue helps in treating ulcers, disorders related to back pain. Blue also helps treating tumors and cancer. The colour has been used by many psychologists in treating psychological problems, such as addictions, digestive disorders, impotency and depression.


Green, it has been found, has a soothing effect on the mind. It induces relaxation and is used to treat cases of depression, anxiety, nervousness.


Yellow, it appears, has great energizing quality and can be used to treat depression. It improves apetite, memory. The colour when dark, is supposed to be stimulating. One interesting study has found strong links between street vandalism and sodium vapour lights which are yellow when conditions are favourable as in the case of protest demonstrations. Yellow is also not recommended for rooms where negotiations take place.

Violet has been found to induce peace and balance. It has been used to treat people suffering from migrane.


Black, in lighter shades it has been found to boost self-confidence, but dark colours may induce boredom, depression and sadness. Dark shade is associated with negativity.

Red colour has been found to induce hyphenated / short bursts of excitement. It stimulates heart activity, brain, respiration and blood pressure. The colour supplies short bursts of energetic thinking and has been used in sports activities. The Red colour is recommended by some for those suffering from paralysis, constipation, bladder infections and some skin disorders. Red colour is also not recommended when meetings try to achieve consensus as it is found to induce aggressive attitude.

Purple is associated with low key affairs and gray is mild and indecisive. One might observe many areas of agreement between Vaastu and scientific findings.

Before purchase of paint, it is better if the purchaser gets the answer to the following 3 questions, viz.,

(1) Is the product free of all poisons?

(2) Are the raw materials used as binders and solvents renewable?

(3) Is the product solvent free ?
An individual who cares as to how he spends the money and how he can use it for the family’s well being will do well to take note of the influence the colours exert on one’s daily life as revealed by the recent advances in research in this particular field and accordingly decide the colour scheme of the different spaces of his house.

Computation of income from house property is to be made as per the provisions of Section 23 and 24 of Income tax Act, 1961 for every  assessment year, commencing from assessment year 2002-2003 onwards.
There are two significant changes from the earlier method, and they are:
  1. The method of allowing deductions towards vacancies and unrealized rent after computing the net annual value is discontinued. Instead, these deductions will be considered at the beginning itself to arrive at annual gross value.
  1. Various deductions are merged and 30%* of net annual value is allowed. However deduction of interest allowed on borrowed capital continues.
The following procedure navigate the steps in computing the income from house property.
  • Arriving of gross annual value.
  • Determining net annual value.
  • Additions towards specified terms.

The Karnataka State Consumer Disputes Redressal Commission has found, Kattada, a Partnershipfirm in High Grounds, guilty of deficient service and has ordered it to pay Rs.10,000/- as compensation to a consumer for causing him mental distress.
The Complainant, had complained against the said firm Kattada to the Consumer Redressal Commission and requested it to direct Kattada to execute and register the sale deed in his name in respect of the flat bought by him from them, and to provide a covered car parking area in front of the main building and servant quarters on the terrace as assured by them. The Complainant had also demanded one set of certified copies of the documents of title related to the said flat.
The Complainant told the Commission that the firm constructed flat No. 301 at RMV Extension, but without the parking area in front of the main building and servants quarters on the terrace. They also did not provide the toilet on the terrace.
On going through the records and hearing both the parties, the Consumer Redressal Commission  told the firm Kattada to provide the parking area in front of the main building and servant quarters, and to furnish the certified copies of documents of title relating to the flat, immediately to the Complainant.
