Innovation seems to be leading the way when it comes to usage of construction material. New materials and methods are changing the way we perceive the industry. There are already such innovative materials in use.
Manufactured Sand
Aggregates used in making concrete are either naturally occurring or produced from stone crushers. As natural sources are fast depleting, there is a need to produce aggregates of high quality to make concrete which is durable in all conditions.
Conventional stone crushers tend to produce flaky and elongated aggregates. These are mostly two-stage and three-stage crushing plants. Conventional crushers cannot produce crushed stone of required near cubical shape. The solution can be found in a Vertical Shaft Impact (VSI) crusher as it produces cubical crushed stones, ideal for self-compacting concrete. The greatest use of this crusher is its ability to produce manufactured sand.

Self-compacting Concrete

Self compacting concrete (SCC) is an advanced type of concrete that can flow through intricate geometrical configurations under its own mass without vibration or segregation. It is made with the same materials which are used for making normal concrete except for high powder content (fly ash or slag along with cement) and use of hyper plasticisers for making flowing concrete. It has proved beneficial economically because of following reasons :

› Reduction in site power
› Better surface finishes
› Easier placing
› Improved durability
› Greater freedom in design
› Thinner and complicated section
› Improved working environment at a construction site by reducing noise pollution.

Curing Compound

Proper curing is essential in producing acceptable concrete performance. This affects both mechanical properties and durability characteristics, and reduces volume changes due to shrinkage. A truly effective curing approach requires two components : Prevents loss of moisture through evaporation. Supplies additional water for continued hydration. Excessive evaporation from concrete surface must be avoided. This is done by using curing compounds. There are two types of curing compounds viz., wax based and resin based. Liquid membrane-forming compounds are suitable for application to concrete surfaces to reduce the loss of water during the early hardening period.

White-pigmented membrane-forming compounds serve the additional purpose of reducing the temperature rise in concrete exposed to radiation from the sun. curing compounds are used extensively in large areas such as concrete pavements, canal lining etc.

The future of Concrete

You might think hat concrete is a boring material. Not at all. You can now find concrete that bends like metal and which is five times as strong as regular concrete without any reinforcing steel bars. Or you can use concrete which doesn't  need a vibration machine to remove the air bubbles inside, which can save loss of time during construction.

There are also translucent concrete or concrete incorporating transparent elements, allowing to build floors lit from below. And by adding titanium dioxide to cement, you obtain a self-cleaning concrete that remains the same colour for centuries and can even clean the air by breaking down dangerous pollutants.

Ultra High-performance Concrete

Ultra-high performance, fibre reinforced concrete (UHPFRC) is a revolutionary material that offers superior strength, durability, ductility and aesthetic design flexibility. It is significantly stronger than conventional concrete.  Available in a range of colours, it is extremely moldable and replicates form materials with great precision. By utilizing Ductal's combination of superior properties, designers can create thinner sections and longer spans that are lighter, more graceful and innovative in geometry and form, while providing improved durability and impermeability against corrosion, abrasion and impact.

Nano technology

Studying the nanostructure of concrete could help reduce carbon dioxide (CO2) emissions during its manufacture, according to work by engineers at the Massachusetts Institute of Technology (MIT).

Around 2.35 billion tons of concrete are produced each year and producing cement, the main component of concrete, accounts for five-ten per cent of the world's total CO2 emissions – an important contribution to global warming.

Franz-Josef Ulm and Georgios Constantinides of MIT have found that concrete is strong, thanks to the way in which the nanoparticles are organised.

“If everything depends on the organizational structure of the nanoparticles that make up concrete, rather than on the material itself, we can conceivably replace it with a material that has concrete's other characteristics – strength, durability, mass availability and low cost – but does not release as much CO2 into the atmosphere during manufacture,” explains Ulm.

CALCULATION OF STAMP DUTY

The Government of Karnataka collects the stamp duty on the FIRST purchase of flats/apartments from Owners, Promoters, Developers etc. and the stamp duty is calculated as follows, based on the value of the flat being purchased:

2% of the value (Rs.6,000/- for Rs.3.00 lakhs)

If it exceeds Rs.3.00 lakhs but does not exceed Rs.5.00 lakhs.
Rs.6,000/- plus 3% on the amount exceeding Rs.3.00 lakhs (Rs.12,000/- for Rs.5.00 lakhs)

If it exceeds Rs.5.00 lakhs but does not exceed Rs.10.00 lakhs
Rs.12,000/- plus 6% on the amount exceeding Rs.5.00 lakhs (Rs.42,000/- for Rs.10.00 lakhs)

Rs.42,000/- plus 8% on the amount exceeding Rs.10.00 lakhs (Rs.1,06,000/- for Rs.18 lakhs)

Infrastructural development stamp duty of 5% on the above stamp duty is also charged. In addition to the above if the property is located in city corporation or city municipal council 2% extra stamp duty on the value of the flat/apartment is also charged.

Example: Value of the flat is say Rs.5.00 lakhs.

  BUILDERS WERE FOUND GUILTY BY CONSUMER COURTS

Now-a-days with the growth in technology, consumer is increasing his awareness about his rights and remedies. Cited below are few case Laws  held by various Consumer courts:

= One Sri. MM Radha Krishna Murthy had paid Rs.2,00,000/- to Megacity (Bangalore) Developers and Builders for a site in Vajragiri Township.  Since he has taken a loan for building a house in another site, said Sri Radha Krishna Murthy approached the Builders and requested them for refund of the money, but the Builders refused to do so. Sri Radha Krishna Murthy approached the Additional District Consumer Forum for redress of his grievance, and the Hon’ble Dist. Consumer Forum has found the Builder guilty and ordered for immediate refund of the money.  

= In another case, wherein Sri. SR Dinesh Reddy had paid Rs.5,00,000/- to M/s. Kapoor Constructions Ltd., in Malleswaram way back about four years ago, for booking a plot/house at Attur layout, Bangalore. Subsequently, he withdrew from the project and requested the said Construction Company for refund of his advance money paid by him, for which the said Construction Company refused to do so, since Mr. Dinesh Reddy volunteered himself to walk out of the project.  While deciding his case on merits, the Hon’ble District Consumer Forum held the Construction Company guilty of deficiency in service and ordered for refund of the entire advance money paid by Sri Dinesh Reddy. 

= In another interesting case, Mr. B.R. Kulkarni, had entered into an agreement with M/s. First Realty located in HMT layout, for purchase of a residential flat in Mayflower Heights in BTM layout. In this connection, Mr. Kulkarni even paid a sum of Rs.4,00,000/- to the said Realtor firm; in turn the said Realtor firm gave him two options:
- One flat on the 1st floor of the Mayflower Geetanjali to be built by its sister concern M/s. First Foundation, at 7th block, Jayanagar; and
- Secondly, another flat on the third floor in the project to be constructed at Begur Hobli, Bangalore South Taluk. 

Accordingly,  Sri. Kulkarni entered into a fresh agreement in respect of the first option i.e., flat at 7th block, Jayanagar, Bangalore. However, later on, said Realtors informed Sri. Kulkarni through their letter that a new project at BTM layout would be ready for occupation by December and the same would be allotted to him. However, when Sri. Kulkarni visited the site, it was found that there was no substantial development in the project, as such, Sri Kulkarni did not make any further payments.

On his approaching the District Consumer Court, it was held by the Hon’ble Consumer Court that the Realtors M/s. First Realty failed to complete any of the projects it has promised and held they are guilty for deficiency of service. The Consumer Court ordered for refund of the entire amount of Rs.4,00,000/- with interest at 24% p.a., and also awarded Rs.2,00,000/- as compensation for deficiency in service, besides awarding Rs.5,000/- towards costs of the petition.

Less of Technology more with Nature

Earlier days homes were built taking only the essentials, but they got transformed to comfort zones with the use of ones skill. The needs were comparatively few and they were copiously met with equal abundance by the available resources. As the times were tough, coming up to a good position needed hard work.
The struggles are constantly fought and crossed over, taught them gentleness, patience in all efforts and aim to achieve substance and value in the long run.
The scenario is entirely of a different nature nowadays. We are boasting of high rise buildings and taking pride in ourselves for bringing the latest technology at our doorsteps. But in spite of achieving cozy comforts and countless conveniences, people are desperately groping for peace and genuine happiness, finally seeking relief from stress which is the result of technology - dependent, aggressive, and competitive lifestyles. 

Technology is outgrowing the initial efforts. Mankind is witnessing it snowballing out of control. Each one has realized that to live longer, healthier, and happier, the Earth has to be saved first and then one can build with it. Buildings too could cause sickness and discomfort for those dwelling within them.

In modern housing we are coming across numerous afflictions like Sick Building Syndrome, Building Related illness and environmental illness. Yearly, the list of potential indoor pollutants and the effects of low-level electromagnetic radiation are growing larger.

The ambient air available for our breathing bears ample proof to the extent of pollution that has crept in to the atmosphere. The surroundings of a big city or the nearby areas of an industrial locality prove how bad the situation is when compared with fresh, and unpolluted air of a rural setting. Literally our lungs relishes and longs for such a pristine and pure atmosphere.

Researches have found out that the inside air is worse than the air outside because airtight buildings are mostly insufficiently ventilated. The mould growth which stems from moisture damage is extremely bad for indoor air quality. It could cause and aggravate headaches, asthma, allergies, hormone disorders and at extreme situations even cancer. Though the able bodied could to some extent withstand it, the symptoms could be much more pronounced in small children, sick people and the elderly. The modern well-sealed buildings are said to have an air exchange of only once every five hours or longer. The problem with stale air has increased manifold by the thousands of chemicals from building materials that let off gas inside. Building science emphatically says that the human body requires between one and two air changes per hour to maintain vitality, regenerate body cells and eliminate environmental toxins.

Electricity has become an indispensable ingredient for the modern generation. Electrical energy has found place for newer exciting and essential uses in modern buildings. The incandescent bulb having now gradually getting replaced by compact fluorescent bulbs and many more accessories have become a part of modern day life.

We find our lives have been enveloped in air-conditioning, electric heating systems, satellite communication systems, sophisticated electronic devices, Computers, weapon systems and cell phone technology. The energies emanating from these sources are today superimposed upon our subtle body energies. The result of this development indicates an apparent increase in certain illnesses that have been unknown or less known before the advent of electrical age. Research into the long-term effects of an exposure to electro-magnetic-radiation point to growth of cancer and to the destruction of living cells.

But what is done cannot be undone and what has been commenced cannot be retracted. We simply cannot move life outdoors, switching off all gadgetries. Science has recognized and anticipated the hazards of development and new branches seek to promote new codes.

Germans had coined the term Bau-biologie to describe a movement promoting the use of healthy building principles to improve living, workspaces and the health of people who occupy them. Bau- biologie literally means “building biology.”  It studies how buildings impact life and the living environment. It is all-inclusive and holistic involving ecology, culture, sensitivity to nature, health, and organic approach.  Properly designed and executed breathing wall systems yield lasting benefits.

Utilising the vast knowledge that has been amassed over the past four decades, the application of Building Biology principles identifies means to eliminate or to a maximum extent alleviate obstacles in the effort to create healthy living and working space. These facts are applicable both for new construction, redesign, renovation of existing buildings.

It encourages planning of residential centers interlaced with green spaces away from industrial sites, harmony with nature and finally orientation. It lays emphasis on the use of solar energy, natural ventilation and lighting. Some of the other aspects of this science are its insistence on natural building materials, interiors and furniture based on physiological findings.

Since we cannot overnight reject or abandon our settled life located in airtight, electro magnetic resonance infested buildings, at least a small starting or beginnings could be attempted. Increased awareness is one of the first major tools for generating effective ecological practices for future generations. Products with strong fragrances used for cleaning or personal care products must be avoided. Carpets, Plastic building materials, paints and glues are hazardous. Minimizing electrical gadgetry, and plenty of natural ventilation are welcome aspects. Preventive action eliminates effects of toxic substances on health. Building Biology aims at a vision of purer and healthier future.

Some of the communities in US do not have computers, do not have the electricity to run computers, and they do not want the electricity to run computers. They are aware of the negative effects of technology working against the faith and family life and follow only those technologies that maintain an acceptable quality of life. They all collectively known as the Amish. They are ultra - conservative branch of Mennonite Church formed around 1693. They maintain an 18th century lifestyle in a 21st century world. They are not against progress, but accept new technologies that have passed a rigorous examination. A modern, efficient airtight stove is acceptance of new technology, but the latest car is not. The Amish have withstood and prospered as a distinct sect of people for over 300 years. Their numbers have grown multifold, tripling in the last 50 years alone.


Progress is essential. And technology should assist it without demeaning it in any way. It should lead to healthy living creating environmental - friendly living  spaces.

Why Vastu?

Vastu is the scientific procedure of arranging any premises in order to achieve all round prosperity and growth. According to vastu experts, building a home according to the principles of vastu "connects the individual intelligence of the occupant of the house to the cosmic intelligence of the universe". Proponents of vaastu say its basis is in the Vedas, 5,000 year old Sanskrit texts that assert a connection between human health and building materials, orientation to the movements of the sun and spatial relationships. According to vasastu, Vedic architecture and feng shui have a common root, but vaastu is more scientific, while feng shui has superstitious elements. Vaastu experts says that vaastu is derived from "lost and misunderstood" principles, natural law, "whereby the entire universe is created: galaxies, planets, human beings" along with buildings and cities.
As per the results proved through experiments in this regard, it is found that spending time in buildings that follow these principles makes one smarter. Proponents say that vaastu homes have escaped wildfires that burned neighboring homes, and that businesses located in vaastu followed office buildings have greater profit and lower absenteeism. Residents of homes constructed according to vaastu say they felt vitality, calm and happiness when they moved into their Vedic houses. A mother says that her boys are more orderly. "Living in a proper vastu can eliminate 60 to 80 percent of the problems we encounter in life." Some other followers of vaastu say,  that the practice of the Vaastu technologies is more powerful with Vastu buildings.
Auspicious locations have water to the east or north. If water is in an inauspicious location then it can be balanced with fountains on the north side. Items in the nearby environment that generate electro-magnetic fields, such as high tension wires and microwave towers, are avoided. The slope, if any, should be towards the east, and there should be no obstructions that block the sun's first rays.
The principles of orientation in vaastu are based on the position of the sun, considered  to be the most powerful natural influence on Earth. Aligning a structure with the rising sun (facing east) is considered to be auspicious for the building's inhabitants and to be "spiritually healthy." According to the principles of vaastu, the other three cardinal directions also have their corresponding influences. For example, homes with entrances facing west invite "poverty, lack of creativity and vitality," and "anxiety, depression, bad luck and even criminal tendencies." According to the vaastu, the north direction has the influence of prosperity and happiness and the south direction has the influence of negativity, problems and suffering. Proper orientation is also said to increase business productivity.

Placement

When a house for a particular individual is being designed using vaastu principles, the placement of the building and its rooms are carefully planned according to their intended usage and the influence of the sun as it moves throughout the day. Rooms are placed to "take in the sun's light as it passes overhead." Windows and skylights are also used to allow as much natural sunlight as possible to enter the building. An aspect  called "Vastu Vidya" determines the places in the building that are used for generating and storing natural elements like fire and water, heating and plumbing. Bathroom fixtures such as sinks and mirrors also have a particular placement according to vaastu principles; for example, toilets must face south. Kitchens and dining rooms should be on the east side, and offices on the west. Beds should face north or northeast. Buildings constructed according to vaastu principles are often designed as linear "bar buildings" to offer the most east-facing exposure.

Proportion

Vaastu experts says that symmetry is orderly and helps to coordinate the various aspects of a structure, and that there is an ideal proportion for every room in a home or office. Also, the length, width and elevation of the building are calculated using the ancient Vedic mathematical formulas and requires a level of construction precision to one-eighth of an inch.
Vaastu planning and building takes into account the effects of the sun, moon, planets and stars, and also using the poles and the equator as reference points. Its measurements and proportions are said to be calculated in reference to proportions of the human physiology and the cosmos, and in harmony with nature.

Conclusion

Long long ago, in order to eliminate ‘negativities’ from a building, be it a house, a commercial building, Office, business place etc.,  the Vaastu consultants had no option than to demolish but according to Feng shui, Pyramidology and Home Remedies have helped a lot and avoiding ‘demolition of house’ if it is found not in order. Vaastu experts say that, according to Fengshui and Pyramidology , the negative factors can effectively removed through simple methods without any demolition. However, exceptions are always there, for example even in today’s modern era you may find few traditional and typical vaastu consultants who still work on old methods and they are not adaptive to other latest knowledge and techniques prevailing in the world, which are well experimented and found perfectly comfortable.
